What to Do When a Problem Arises
1. Read Your Contract
Any relationship you have with a real estate agent or broker is likely governed by the terms of the contract into which you both entered. Always review the terms of this contract before you decide to take any actions on your problem. In some instances, the contract explicitly states what must occur in specific situations, such as requiring dispute resolution before you can file a lawsuit.
2. Talk to the Agent
In many situations, a conversation can go a long way toward resolving a conflict. For example, you may fully understand what the agent is doing on your behalf, and simply need more information to be satisfied. The agent may very well be working as intended, but a lack of communication or understanding on either side can obscure those efforts and lead to confusion or conflict.

Pet are welcome on approval, what does that mean?
Were animal lovers and understand that so are you. Just like there is a screening process for new tenants we do the same kind of thing for pets. We welcome pets upon approval means we like to know the specifics of your pet, breed, size, routines in order to determine if it’s a good fit. We reserve the right to charge a pet deposit fee, which covers any damage done by pets, and just like the security deposit, will be returned to you after a move-out inspection is completed without any damage.
Why a security deposit and how much are they?
A security deposit is required for all leases. This sum of money is given to the landlord in-trust, which is used to cover any potential property damage incurred during the entirety of ones lease. An additional deposit is required for pets. If upon move out inspection, there is no damage or costs associated then both the damage deposit and pet deposit will be returned to you within 1 month* of vacating the premises.
